The ORC Promise
ORC Basements is committed to providing high-quality basement renovations backed by dependable service and attention to detail. In accordance with Connecticut General Statutes (§ 47-116 to § 47-121), we offer the following limited warranty to cover faults of either workmanship or materials. This warranty applies only to work performed directly by ORC Basements and is subject to the terms, conditions, and exclusions outlined below.
2-Year Workmanship & Materials Warranty
ORC Basements warrants that all labor and materials provided will be free from defects in workmanship and installation for a period of two (2) years from the date of substantial project completion. Covered items may include:
Interior trim and finish carpentry
Drywall installation and finishing
Paint and surface coatings
Flooring and carpet installation
Interior doors and hardware
Non-structural cabinetry and fixtures
All electrical work installed by ORC
All plumbing installed by ORC
If a valid defect is discovered and formally reported within this 2-year period, the issue may be eligible for repair or replacement after a successful warranty appeal review.
Exclusions and Limitations**
The following are not covered under this warranty:
Structural elements of the home, including framing, foundation, joists, or any load-bearing construction
Normal wear and tear, cosmetic imperfections, fading, or aging due to usage, humidity, or environmental factors
Damage caused by misuse, negligence, poor maintenance, or homeowner alterations
Water intrusion or moisture damage not directly caused by ORC’s installation practices
Materials, appliances, or fixtures provided by the client or installed by third parties
Issues resulting from acts of nature (e.g., flooding, storms, pest damage, or unforeseen site conditions)
This warranty applies only to the original homeowner and is non-transferable.
Any damages or faults found that does not fall within the outline of this warranty will still be eligible for an appeal but is not guaranteed to be repaired depending on the issue
Warranty Appeal Process
To ensure fairness and accuracy, all warranty claims must go through a formal appeal process before any repair or service work is approved. The process includes:
Submitting a written claim poswald@orcconst.com with “Warranty Appeal – [Your Name/Project Address]” in the subject line. Include a detailed description of the issue and supporting photos.
ORC will acknowledge and review the claim within 10 business days.
A inspection of the issue will be scheduled within 15 business days of the appeal being sent out if needed
A formal warranty eligibility decision will be issued in writing within 10 business days of inspection or 15 days of the appeal being sent out if an inspection is not needed
Only eligible issues determined to be workmanship-related and reported within the 2-year window will be approved for repair at no cost.
All decisions made through the warranty appeal process are final.
At ORC Basements, we take pride in delivering professional results and clear communication. While not all issues are covered under warranty, our goal is to support our clients and stand behind the work we perform—within reasonable and lawful boundaries.
